# Scarborough Ward 23 North Corner-Lot Sixplex

Feasibility confirmed six units on a corner lot inside Scarborough Ward 23 North. The Part 3 sixplex was built on budget, and all six units were rented in the first month.

## The Challenge

The owner needed to know two things before committing: whether the parcel was inside Ward 23 North, and whether the lot could carry the Part 3 requirements that come with six units.

## Our Approach

1.  Confirmed the parcel was inside the Ward 23 North boundary through GeoWarehouse and city mapping.
2.  Used both street frontages for separate entrances, a second exit stair and covered bike storage.
3.  Brought in an OAA architect and priced sprinklers, the exit stair and non-combustible elements in the first quote.
4.  Planned an accessible ground-floor unit and energy measures beyond code.
5.  Fixed the construction price after feasibility and enrolled the project with Tarion before mobilization.

## The Outcome

The sixplex was delivered on budget, and all six units were rented in the first month after occupancy.
