Local Overview

## Building Along the Eglinton and Weston Corridors

Multiplex Toronto Builders

[/ →](/)

builds and converts multiplexes across the former City of York, in Weston, Mount Dennis, Oakwood Village, Fairbank, Silverthorn, Caledonia-Fairbank and Briar Hill-Belgravia. York has some of Toronto's best transit-corridor infill: older detached houses and semis close to the Eglinton Crosstown LRT and the UP Express at Weston. Projects go through the Etobicoke York Committee of Adjustment panel, Toronto Building, Toronto Water and Toronto Hydro, with zoning confirmed through GeoWarehouse first.

Our local clients are mostly investors buying older houses near transit, and long-time owners of semis who want to

turn one house into three units

[/multiplex-conversion/ →](/multiplex-conversion/)

. The housing stock is older and more varied than in the suburbs, which means low basements, shared party walls and aging services are common. Getting those right is what makes a local project work.

The district is outside the approved sixplex areas, so four units is the maximum.

Triplexes

[/triplex-construction/ →](/triplex-construction/)

 here typically run $400K-$1.1M and

fourplexes

[/fourplex-construction/ →](/fourplex-construction/)

$500K-$1.4M. Our Mount Dennis triplex near the Crosstown station was built in about nine months with separate meters for every unit.

Zoning framework: **Zoning By-law 569-2013 + EHON**. Sixplex status: No, fourplex is the as-of-right maximum.

Avoid Costly Mistakes

## Multiplex Problems in York, From Semis to Flood Lines

The local issue that catches owners out most often, then the four problems we see on most lots here, and how we handle each before you spend on design.

The Local Issue

### Parking Paperwork for a Semi Near a New Line 5 Station

What you see

You bought an older semi near Eglinton expecting a parking-free triplex, but the zoning review still lists required spaces.

Why it happens here

Line 5 Eglinton only opened in February 2026, and parking relief depends on the zone and the measured walk to stations like Caledonia or Fairbank, not on the address. Older semis add a shared party wall and a low basement to the same project.

What we do

Our building permit team documents the station distance and parking standard at feasibility, then designs the conversion around the party wall and underpinning.

### Transit-Proximity Parking Paperwork

Lots near the Crosstown and UP Express often qualify for reduced parking, but the reduction has to be documented and confirmed for the zone.

Our fix: We confirm the parking standard at feasibility and document transit distances in the application.

### Low Basements in Older Semis

Many local semis have basements well below legal ceiling height for a dwelling unit.

Our fix: We test-pit the foundation and price the cheapest legal fix, from slab lowering to bench footings to full underpinning.

### Shared Walls on Semi-Detached Conversions

Underpinning a shared party wall affects the neighbour's house and needs engineering and notice.

Our fix: We engineer the party wall, survey the neighbour's basement before work and sequence the underpinning carefully.

### Utility Upgrades on Older Services

Old water lines, sometimes lead, and small electrical services cannot carry three or four units.

Our fix: We file the Toronto Water and Toronto Hydro upgrades with the building permit so occupancy is not held up.

Execution Roadmap

## How It Works in 4 Steps

1. 1

    ### Step 1: Zoning Verification & Feasibility

GeoWarehouse parcel pull, zoning permissions, setback and coverage math, servicing screen and a written CAD budget range in 1-2 weeks.

2. 2

    ### Step 2: Architectural Design & CoA Coordination

BCIN or OAA stamped drawings that make the most of rentable area, energy compliance, and a Committee of Adjustment filing only if it pays off.

3. 3

    ### Step 3: Permit Approvals & Pre-Construction

Building permit, water and hydro applications filed in parallel, and Tarion enrolment for new homes before we break ground.

4. 4

    ### Step 4: Construction Delivery & Occupancy

Fixed-price construction, inspections booked and passed, separate systems per unit and a first-visit occupancy pass.

What We Build Here

## Why Transit-Corridor Investors Choose Us

### Transit-Corridor Fourplexes

Four-unit buildings near the Eglinton Crosstown and UP Express, designed with reduced parking, bike storage and units sized for commuters.

### Semi-Detached Conversions

Turning older semis into triplexes with underpinned basements, engineered party walls and full fire and sound separation.

### Narrow-Lot Triplexes

Three good units on 25-30 foot lots without a variance, often a better return than a squeezed fourplex.

### Service Upgrades

Replacing old water lines and upsizing electrical services with a meter bank, scheduled early so they never hold up occupancy.

Lot Types

## The Four Lot Types We See Most

What each lot type usually supports, so you can place your own property before the feasibility visit.

1. 1

    ### Older Semi-Detached Lot

Shared wall, low basement, strong triplex candidate with careful underpinning.

2. 2

    ### 25-30 Foot Detached Lot

Triplex fits well; fourplex may need a side-yard variance.

3. 3

    ### Transit-Corridor Lot Near Eglinton

Reduced parking makes four units easier to fit. Good investor sites.

4. 4

    ### Corner Lot

Two frontages help with separate entrances on older streets.

Client Feedback

## What Local Owners Say

> "Oakwood Village semi, three units now. They handled the party wall engineering and talked to our neighbour before any digging. Zero drama."

Ana S., Oakwood Village

> "Bought near the Weston UP station specifically for a fourplex. Reduced parking made it fit. Feasibility was clear about which variance we did and didn't need."

Kwame A., Weston

> "Old lead water line and a 60 amp service. They had both upgrades filed with the permit so the units were live the week we got occupancy."

Lucia B., Fairbank

Before You Design

## Planning a Transit-Corridor Multiplex: What to Check First

The district's strength is transit. Lots near the Eglinton Crosstown LRT and the UP Express at Weston can often reduce or remove parking requirements, which leaves more room for units. The first step is confirming whether your lot qualifies and documenting it properly.

Second, look closely at the existing house. The district has many older semis and detached homes with low basements, shared party walls and aging services. Conversions here often need underpinning or bench footings, party-wall engineering and new water and electrical services. Pricing those items early avoids surprises.

Third, be realistic about narrow lots. Many local lots are 25 to 30 feet wide. A triplex often fits without a variance, while a fourplex may need a side-yard reduction. We compare both, including the time a variance adds at the Etobicoke York panel.

Fourth, confirm the unit cap. The district is outside the approved sixplex areas, so four units is the as-of-right maximum.

Finally, plan utility work early. Old lead water lines and small electrical services are common here. Filing upgrades with the building permit keeps them from becoming the reason finished units sit empty.

Local Knowledge

## Why Transit and Older Semis Shape Projects Here

The district's advantage is transit. The **Eglinton Crosstown LRT** and **UP Express at Weston** make car-free living realistic, which can reduce parking requirements and free up lot space for units. We document that in every application.

Variances go to the **Etobicoke York Committee of Adjustment panel**. On older streets, the bigger risks are inside the house: **semi-detached party walls**, low basements that need **underpinning**, and aging water and electrical services.

### The Housing Stock We Work With

Local projects usually start from **1910s-1950s semis and detached houses** on 25-30 foot lots, plus some post-war bungalows near Weston and Silverthorn. Many are within a short walk of **Major Transit Station Areas** along Eglinton. Fourplex is the as-of-right maximum throughout the district.

Local Questions

## York Triplex and Fourplex FAQs

### Can I build a sixplex in York?

No. York is not one of the nine wards where council allowed sixplexes in 2025. A fourplex is permitted as-of-right, and on an older semi the realistic answer is often a triplex.

### Do I need parking near a Line 5 station?

Line 5 Eglinton opened in February 2026 with stops from Mount Dennis to Oakwood. Lots close to those stations or the Weston UP Express often need little or no parking, but it depends on the zone, so we confirm the standard and document the walking distance.

### Can a semi become a triplex?

Often, yes. Shared walls need engineering and neighbour notice, and the basement usually needs lowering. We price the cheapest method that produces a legal unit.

### What does a triplex cost in Weston or Mount Dennis?

Typically $400K-$1.1M CAD in construction for a new build, or $250K-$900K for a conversion depending on underpinning and services.

### Will I need new water and hydro services?

Many older houses in Fairbank and Oakwood need both. We check the existing water line and electrical service during feasibility and file upgrades with the building permit.

### Where do Weston and Mount Dennis variances go?

The Etobicoke York panel. Semi conversions near Eglinton often need a parking or side-yard variance, which we draft with the permit drawings and argue at the hearing.
