About Multiplex Toronto Builders

A Toronto infill crew that has spent 15+ years turning single lots into multi-unit homes, and 40+ multiplex projects learning where they go wrong.

How We Got Here

Multiplex Toronto Builders started in 2010 on the kind of work most builders avoided: walk-up triplex retrofits, basement units in century-old semis and multi-unit renovations in Riverdale, Leslieville and Danforth Village. The jobs were tight, the houses were old and the rules were complicated. We learned the zoning by-law the hard way, one Committee of Adjustment hearing at a time.

When Toronto approved EHON in 2023 and made fourplexes as-of-right citywide, the phone started ringing with a new question: "How many units can my lot actually hold?" Then came the 2025 sixplex amendment, and with it a wave of sales pitches promising six units on lots where only four are allowed. Our work shifted toward answering that question honestly, in writing, before anyone spends money on drawings.

What We Do Today

Today the crew handles the full multiplex path: feasibility, design, permits, variances and construction of triplexes, fourplexes, approved-zone sixplexes, conversions and additions across Toronto and the GTA. We have coordinated 40+ multiplex projects and filed 40+ variance applications across Toronto's Committee of Adjustment panels since 2019.

Every new build runs under HCRA registration with Tarion enrolment per project, WSIB coverage and a $5M CGL policy. We design to OBC Part 9 or Part 3 depending on unit count and height, build to Toronto Green Standard Tier 1, and use 316 stainless fasteners near the lake. None of that is unusual on its own. Doing all of it on every project is what clients notice.

How We Work

We are direct. If your lot fits three units and not four, we will tell you. If a sixplex makes sense, we will price the sprinklers and second exit before you get excited about the rent. In our experience, owners would rather hear the real number early than a nice number that falls apart at permit.

What We Stand For

How We Run Every Project

Zoning Before Drawings

We confirm what a lot can legally carry before anyone designs anything. It is the cheapest decision in a project and it protects every dollar after it.

Numbers in Writing

Published CAD price bands, a written feasibility report and a fixed price after scope. If it matters, it is on paper.

Honest Unit Counts

If your lot is a triplex, we say so, even when a fourplex would mean a bigger contract for us.
