You plan a basement unit plus a backyard suite, and get very different answers for a Bay Ridges lot and a rural lot in the north end.

Why it happens here

The city allows up to two additional dwelling units on most lots, but none in the moraine's Natural Core or Linkage areas and no detached suites anywhere on the moraine. Down by the lake, the issue is salt-air corrosion instead.

The city's additional unit policies come from its Official Plan and zoning, not Toronto's EHON. The first step is confirming what your property allows under the current rules.

Second, be realistic about lot size. Many local lots are modest suburban parcels where two units is the honest answer. A clear, early answer saves money that might otherwise go to drawings for a project that cannot be built.

Third, plan for the waterfront. Homes near Frenchman's Bay and the lake in Bay Ridges and West Shore need corrosion-resistant fasteners and careful detailing within 500 metres of the water. Lots near the Rouge Valley or Petticoat Creek may also face conservation limits.

Fourth, check servicing with Durham Region. Water and sewer capacity, connection fees and timelines can affect your budget and schedule.

Finally, think about access. A second unit usually needs its own entrance, and walkout basements common near the lake can make a bright, private suite.
