Why it happens here

Line 5 Eglinton only opened in February 2026, and parking relief depends on the zone and the measured walk to stations like Caledonia or Fairbank, not on the address. Older semis add a shared party wall and a low basement to the same project.

The district's strength is transit. Lots near the Eglinton Crosstown LRT and the UP Express at Weston can often reduce or remove parking requirements, which leaves more room for units. The first step is confirming whether your lot qualifies and documenting it properly.

Second, look closely at the existing house. The district has many older semis and detached homes with low basements, shared party walls and aging services. Conversions here often need underpinning or bench footings, party-wall engineering and new water and electrical services. Pricing those items early avoids surprises.

Third, be realistic about narrow lots. Many local lots are 25 to 30 feet wide. A triplex often fits without a variance, while a fourplex may need a side-yard reduction. We compare both, including the time a variance adds at the Etobicoke York panel.

Can I build a sixplex in York?

No. York is not one of the nine wards where council allowed sixplexes in 2025. A fourplex is permitted as-of-right, and on an older semi the realistic answer is often a triplex.

Do I need parking near a Line 5 station?

Line 5 Eglinton opened in February 2026 with stops from Mount Dennis to Oakwood. Lots close to those stations or the Weston UP Express often need little or no parking, but it depends on the zone, so we confirm the standard and document the walking distance.

Can a semi become a triplex?

Often, yes. Shared walls need engineering and neighbour notice, and the basement usually needs lowering. We price the cheapest method that produces a legal unit.
